Terms and Conditions for The Ridge A-Frame Short Term Rental
These Terms and Conditions (“Agreement”) are entered into by and between the property owner/manager (“Owner”) and the renter (“Guest”) for the short-term rental of the cabin property located at [Property Address]. By booking and accepting these terms, the Guest agrees to abide by all terms and conditions outlined herein.
1. Booking and Payment:
1.1. Reservation Confirmation: A reservation is confirmed only upon receipt of the agreed-upon payment and the acceptance of this Agreement.
1.2. Payment: The full rental amount, including any applicable taxes and fees, must be paid in advance to secure the booking.
1.3. Security Deposit: A security deposit may be required to cover any damages or additional charges incurred during the Guest’s stay. This deposit will be refunded within “Seven” after departure, subject to inspection.
2. Check-In and Check-Out:
2.1. Check-In: Check-in time is [3PM] on the arrival date unless otherwise agreed upon in advance.
2.2. Check-Out: Check-out time is [11AM] on the departure date unless otherwise agreed upon in advance.
2.3. Late Check-Out: Late check-out may be subject to additional fees unless arranged and approved by the Owner.
3. Occupancy and Use:
3.1. Maximum Occupancy: The maximum number of guests allowed to stay overnight is [6]. Additional guests may be allowed with prior approval from the Owner and may incur additional charges.
3.2. Prohibited Activities: The Guest agrees not to engage in any illegal activities on the premises, including but not limited to drug use, excessive noise, or disruptive behavior.
3.3. Smoking Policy: Smoking is strictly prohibited inside the cabin. Any evidence of smoking indoors may result in additional cleaning fees.
4. Property Care and Responsibilities:
4.1. Care of Property: The Guest agrees to maintain the property in a clean and orderly manner and to notify the Owner promptly of any damages or maintenance issues.
4.2. Damages: The Guest is responsible for any damages caused to the property during their stay, excluding normal wear and tear.
4.3. Utilities and Amenities: The Guest agrees to use all utilities and amenities provided responsibly and to notify the Owner immediately of any issues or malfunctions.
5. Cancellation and Refunds:
5.1. Cancellation Policy: Cancellations made [21 Days] or more before the check-in date will receive a full refund. Cancellations made within [14 Days] will receive a 50% Refund. Cancellations made within [7 Days] of the check-in date may forfeit the rental amount unless the property can be rebooked.
-100% Refund including cleaning fee, if you cancel within 48 hours of booking your stay
-80% + cleaning fee refund if you cancel at least 30 days before your check-in
-50% + cleaning fee refund if you cancel at least 14 days before your check-in
-A refund of just the cleaning fee if you cancel less than 14 days prior to check-in
5.2. Refunds: No refunds will be provided for early departures or unused portions of the rental period.
6. Liability:
6.1. Liability Waiver: The Guest acknowledges that the use of the property is at their own risk, and the Owner shall not be liable for any injuries, accidents, or losses that occur during their stay.
6.2. Insurance: The Guest is advised to obtain appropriate travel insurance to cover any unforeseen circumstances or incidents during their stay.
7. Governing Law:
7.1. Jurisdiction: This Agreement shall be governed by and construed in accordance with the laws of [Kentucky, USA], and any disputes arising under this Agreement shall be subject to the exclusive jurisdiction of the courts in [Kentucky].
By booking the rental property, the Guest acknowledges that they have read, understood, and agree to abide by these Terms and Conditions. Any violations of these terms may result in additional charges, eviction, and forfeiture of the security deposit.
